Global Core Services Platform

Global distributed platform powering 311,000+ agents across 119 countries for Century 21®, Coldwell Banker®, and Sotheby’s.

Overview of Global Core Services Platform

I led the global engineering strategy for the world’s largest residential real estate franchisor, operating across 119 countries, 17,800 offices, and more than 311,000 independent agents. This role required balancing extreme scale, national/international regulations, brand autonomy, and operational reliability while modernizing a highly fragmented technology landscape.

At the center of this effort, I architected and delivered the Global Core Platform which is a distributed, cloud-native system of record designed to serve multiple iconic brands, including Century 21®, Coldwell Banker®, and Sotheby’s International Realty®. The platform functioned as the authoritative backbone for agent identity, transactions, listings, offices, and brokerage relationships, while exposing these capabilities through secure, extensible APIs for regional and brand-specific applications.

Platform Architecture & System Design

The Global Core platform was built using a domain-driven, service-oriented architecture, optimized for global scale and brand-level extensibility:

• Multi-tenant architecture enabling logical isolation by brand, country, and franchise while maintaining shared core services.

• API-first design, with all functionality exposed via RESTful and event-driven interfaces to support web, mobile, partner, and third-party integrations.

• Distributed data ownership, allowing regional systems to retain autonomy while synchronizing authoritative records through well-defined contracts.

Key architectural principles included: • Loose coupling over integration depth, reducing cross-brand dependencies. • Backward compatibility guarantees for mission-critical integrations. • Schema versioning and contract enforcement to enable independent deployment cycles.

Mission-Critical API & Transaction Infrastructure

I oversaw the design and delivery of high-availability APIs supporting over 980,000 real estate transactions annually, including:

• Transaction lifecycle management (offers, contracts, closings)

• Agent and office identity services

• Franchise compliance and reporting

• Listing and brokerage metadata synchronization

The API layer was designed with: • Node.js–based microservices, optimized for I/O-bound workloads • API Gateway + Lambda patterns for burst-heavy transactional traffic • Asynchronous workflows using event streams to decouple downstream systems • Idempotency and retry safety to handle partial failures in distributed flows

This architecture ensured sub-second response times, predictable scaling during peak transaction periods, and minimal operational overhead.

Cloud Modernization & Serverless-First AWS Strategy

A major pillar of the strategy was the migration from legacy, co-located data centers to a serverless-first AWS architecture, which delivered significant gains in resilience, cost efficiency, and deployment velocity.

Key components included: • AWS Lambda for stateless business logic and integration services • Amazon API Gateway for request routing, throttling, and security • DynamoDB and Aurora Serverless for globally distributed, low-latency data access • S3 + CloudFront for asset distribution and regional performance optimization • EventBridge and SQS for event-driven workflows and system decoupling

This shift eliminated capacity planning constraints, reduced infrastructure costs, and enabled teams to focus on product delivery rather than platform maintenance.

Security, Privacy & Global Compliance

Operating across dozens of jurisdictions required a privacy-by-design and security-first architecture. I led the implementation of enterprise-grade GDPR and CCPA compliance frameworks, including:

• Data residency controls and regional partitioning

• Personally identifiable information (PII) classification and encryption

• Right-to-access, right-to-forget, and data portability workflows

• Audit logging and compliance reporting pipelines

These controls were embedded directly into platform services rather than treated as external processes, ensuring consistent enforcement across all brands and regions.

Vision & Organizational Impact

Beyond technology, I provided the unifying strategy to consolidate historically siloed brand systems into a shared, extensible ecosystem.

This initiative: • Replaced redundant brand-specific platforms with shared core services • Enabled faster cross-brand feature delivery without sacrificing brand identity • Reduced operational and infrastructure costs at global scale • Created a consistent developer experience across teams and regions

The result was a platform that empowered global partners to innovate locally while benefiting from centralized scale, security, and reliability.
