Real-Time Connection Engine & Conversational Commerce Platform

I engineered the “Connection Engine”, a mission-critical system designed to bridge the gap between online consumer browsing and offline, real-time conversations with real estate agents. The platform enabled instant, intelligent connections at the moment of highest buyer intent, transforming passive interest into live engagement.

This system became a core enabler of Zillow’s Instant Booking experience and materially increased lead conversion rates across the Premier Agent ecosystem.

Enterprise-Scale Communications Architecture

At its core, the Connection Engine leveraged Twilio Programmable Voice and SMS at enterprise scale to support millions of monthly interactions.

Key architectural elements included: • Dynamic call and SMS routing services optimized for low latency • Stateless routing services capable of rapid horizontal scaling • Integration with agent availability, scheduling, and presence systems • Redundant failover paths to ensure high availability during traffic spikes

The architecture ensured reliable real-time communication even under heavy demand.

Intelligent Routing & Decision Logic

The system implemented policy-driven routing logic that evaluated multiple real-time signals before establishing a connection: • Agent availability and responsiveness history • Consumer intent signals derived from browsing behavior • Lead priority and monetization rules • Geographic and regulatory constraints

Routing decisions were made in milliseconds, balancing conversion probability with fairness and compliance.

Instant Booking Enablement

The Connection Engine powered the Instant Booking feature by: • Automatically reserving agent capacity in real time • Establishing immediate voice or SMS connections without manual coordination • Providing fallback workflows if no agents were available • Instrumenting conversion tracking from booking through conversation

This removed friction from the lead handoff process and significantly increased successful connections.

Reliability, Observability & Revenue Impact

Given its revenue-critical nature, the system was built with: • Extensive observability across call setup, routing decisions, and failures • Real-time monitoring of connection success rates and latency • Automated alerts tied to user-impacting SLIs • Rapid rollback and feature flag controls for safe iteration
